Review our policies below before reserving Rocky Mountain Lodge in Cascade, CO as your Manitou Springs Bed and Breakfast. We are also near Colorado Springs and have discount packages for corporate business travel as well as family vacations. |
LODGE B&B ROOMS
Prices subject to change without notice.
Prices quoted are for double occupancy, there is an additional $25/person fee for more than 2 per room.
Children ages 12 and older are welcome in the Bed & Breakfast Lodge (children of all ages are welcome in our Cabin, Cottage, and "Entire Lodge Rentals").
3 night minimum from Memorial Weekend thru Labor Day; 2 night minimum remainder of High Season (May - October), 3 night minimum for all 3 day holiday weekends; some holidays and local events may require longer minimums.
2 night weekend minimum from November thru April, holidays excluded.
Other days considered holidays and at the high season rate are: Valentine's Day and the weekends prior and after if it falls during the week; President's Weekend, Christmas/New Year (December 21st thru January 1st); Easter weekend (Friday, Saturday & Sunday); and Thanksgiving weekend (Wednesday, Thursday, Friday & Saturday)
Weekend stays during high season and holidays cannot be broken up and must include both a Friday AND Saturday night stay. If for a 3 day weekend, stays would require the 3 nights of that particular holiday weekend (i.e. Friday, Saturday & Sunday nights for President's weekend).
We do not take B&B reservations for major holidays (Easter, Thanksgiving, and Christmas). We operate only as an "Entire Lodge Rental" during those holidays so that we can spend those days with our own family.
A deposit equaling one night's stay, or 50% of the entire stay, whichever is greater, is due at time of booking. If booking is within 30 days of arrival date, or for holidays, 100% of stay will be charged at time of booking. Payment may be made by credit card or personal check (personal check accepted only if the reservation is 1 month prior to arrival date). Balance is due at arrival, payable with cash or credit card only. If booked for a holiday or local event, payment in full is due at time of booking, and non-refundable.
NON-SMOKING PROPERTIES: All of our properties are completely non-smoking, both indoors, and on any of our properties outdoors as well. Minimum $500 cleaning and loss of use fee will be charged if we find you have been smoking in or on the properties; $1,500 for entire Lodge Rentals.
Due to fire and insurance restrictions, no candles or incense are permitted.
NO PETS permitted in or on the property.

ENTIRE LODGE RENTAL

A refundable security deposit of $600 is collected at the time of check-in for Entire Lodge Rentals; $1,000 for Weddings. It is refunded within 7 days of check-out if everything is left in good order.
A Short Term Lease Agreement must be filled out, signed, and returned with the initial deposit payment.
A 50% deposit is required at time of reservation, payable by check (VISA or Mastercard may be used with an additional credit card surcharge of 3%). Balance is due 60 days prior to arrival, also payable by check, or credit card with applicable fees. We do take Entire Lodge bookings more than 1 year in advance, but if you are booking more than 1 year in advance, we do not require the 50% deposit until 1 year prior to arrival, unless someone else requests the same dates, in which case the deposit will be due at that time. A credit card on file is required for all bookings (Visa or MasterCard).
Due to fire code regulations, there cannot be more than 30 people in or on the property at any time.
No more than 17 people can sleep in the Lodge.
We have parking space for up to 15 cars. No street parking is permitted. We do not have parking or space for RV's.
Though alcohol is permitted, excessive drinking, heavy partying, and loud carousings are not permitted.

Children of all ages welcome in the cabin & cottage.
No more than 7 people may be in the Cabin at any one time; No more than 6 people may be in the Cottage at any one time. This is fire code regulations and no exceptions can be made. And yes, children, and babies DO count as a person, even though they're small. Extra people sleeping on the floor in sleeping bags is NOT permitted if it exceeds the maximum occupancy.
If renting both the Cabin and Cottage together, please note there is not a place for more than 7 people to gather together at these facilities, and if you have more than 7 people and want room to gather together, we recommend you rent the Lodge in it's entirety, as it has a large great room, and outdoor patio and has plenty of room for group gatherings.

The plan protects your travel investment should you need to cancel your trip for covered reasons prior to departure or if other covered unforeseen circumstances arise during your trip. A deposit of 1 night's stay, or 50% of the entire stay, whichever is greater, is required at the time of reservation. For Lodge B&B rooms, Cabin & Cottage, remaining balance due upon arrival. For Entire Lodge Rental, balance due 60 days prior to check-in. Payments may be made by Visa, MasterCard, Cash, or Personal Check. HOUSE RULES
NO PETS Allowed -
Due to the fact that some people have allergies, we do not allow pets in any of our facilities.

NO Candles or Incense -
Due to stricter fire codes and safety issues, we are sorry but no candles* or incense are allowed in any of our premises, and if found, will be confiscated. *Candles may only be permitted DURING a wedding ceremony, and must be put out after the ceremony is over.
NO Excessive Drinking or Partying - Though alcohol is permitted, excessive drinking, heavy partying, and loud carousings are not permitted.
Quiet Hours - Since we are in a mountain community, and sound carries, we ask that our guests respect others in the community by adhering to quiet hours between 10:00pm and 8:00am.
Hot Tub - No Children under the age of 12 permitted in the hot tub. No eating, drinking or smoking permitted in the hot tub.
TIMEFRAMES
Check-in: 4:00pm - 6:00pm | Check-out: 10:00am for Cabin, Cottage and Entire Lodge Rentals; 11:00am for Bed and Breakfast Room guests
Late arrivals must be pre arranged. We are sorry, but we cannot accommodate early arrivals.
